For those of you who are considering developing a new restaurant, I wanted to share with you the process and what is involved.
It begins with site selection. It is an in-line location in the Oliveira Plaza Shopping Center, Port Hueneme, CA. Port Hueneme is a coastal community just north of Thousand Oaks. The steps used were as follows:
Once the lease was signed by my client I selected Orchid Construction and Facilities Design to provide layout/design services in addition to construction services.
The available space was over 3,000 sq ft, much more than my clients concept required. Part of the negotiation was to have the space demised into a more usable 1,330 sq ft.
The above floor plan will be submitted to the City for approval (Plan Check).
The POS and kitchen equipment has been selected. We are currently finalizing the menu, recipes, and procedures.

All plans have been submitted to city for plan check. This included:
We have selected the POS system. Client has selected CAKE (previuosly known as Leap Set).
Menu has been finalized and documented, Price Points will be finalized after product sourcing is finalized.
We will be meeting with the architectural design firm tomorrow to discuss interior treatments and finishes.

As we wait for comments from plan check, the client is exploring design elements. Orchis Construction & Facilities Design is assisting in the selection of finishes to be used.

Below are the final design elements selected by the client.
Along with the selected disign elements, the client is busy selecting tables and chairs to complement the interior finishes.
This week we will begin having the food photographed by a food photographer. These images will be used on the digital menu board, web site, and all other marketing marterials.

We have received comments from the Health Department regarding our plan submittal. We are still waitng to hear back from the Building Department. The process of obtaininng permits takes approximately 6 to 8 weeks. The process has slowed down over the years as many city's have reduced their staff.

Siete Banderas (7 Flags) is located in the border town of Laredo, TX.
This is a beautiful full service food and entertainment venue. You can enjoy a special beverage and the view from the roof top lounge. This facility is the creation of Hank and Elizabeth Sames. Louis Romano is the General Manager.

After much delay, we have received Health Department and Building Department approval.
The landlord has received approval to begin demising the space for my client. We should be able to begin building out the space in three weeks.

We have our permits! Due to budget cuts, the city of Port Hueneme is outsourcing the plan check process. This slowed down the process considerably.
Construction will begin in the next 7 days.
After a few other delays with electrical and gas issues, Construction Has Finally Begun!

Construction is moving along very quickly. My contractor is anticipating final inspection on August 7, 2017.
Just received this latest update
Since construction is moving along quicker than we anticipated, we are finalizing our menu pricing. We have also finalized some of the products we will be serving.
We have also begun the process of recruiting employees.

Construction is moving along quickly. Kitchen equipment will be arriving in two weeks.

Getting very close to completion. Equipment delivered and installed.

General Contractor has given us the two (2) week warning.
August 4, 2017
Our contractor expects to complete construction and get final inspections by Friday, August 18, 2017.
As promised by John Nazari (Orchid Construction & Facilities Design), construction is completed and we have passed all of our final inspections. Building and Fire were passed yesterday, and Health Department Final was completed today.
Restaurant looks great, and we will begin the task of trainng the staff.
